What We Wash

Roof

Those black streaks on your shingles or tile are algae, not dirt. We look at what your roof is actually made of before we touch it and use the method that surface can take. Shingles get low pressure and a cleaning mix that does the work. Tile and concrete can handle more.

Driveway, Walkways & Pavers

We run a surface cleaner over the whole slab in even passes, so you get one consistent clean instead of the zebra stripes you get from a wand. Oil spots, rust, and tire marks get treated separately.

House Siding & Stucco

The shaded sides of a South Florida house grow mildew fastest, and the north wall usually looks nothing like the front. Soft wash only on painted surfaces and stucco. Enough pressure to clean it, not enough to drive water behind it.

Pool Deck, Patio & Screen Enclosure

Pavers around a pool stay damp, so they go green first, and the cage frame collects a film you stop noticing until it's gone. We do both.

Fence & Deck

Vinyl fencing turns green on the shade side. Wood goes gray and grows mildew in the grain. Both come back, and neither needs the pressure most guys use on them.

Soft Wash, Not Blasting

Pressure alone doesn't kill algae. It knocks the top layer off, the surface looks great for a month, and then the growth comes back thicker because the roots were never touched.

We clean with the right mix first and let it do the work, then rinse. Flat concrete gets a surface cleaner. Roofs, painted siding, stucco, and screens get low pressure only. Plants get wet down before and after, and we work around your patio furniture instead of asking you to move it.

When we're done we rinse everything down clean so it stays looking right longer. We're not going to tell you it'll never come back, though. This is South Florida. It comes back. Most homes here are due again in a year or two, and we'll tell you honestly when yours is.
